Rent or Sell? A Guide for Northern Virginia Homeowners

Moving out of your Northern Virginia home doesn’t automatically mean selling it. Many owners in Woodbridge, Fairfax, Vienna and across the region keep their home as a rental and build long-term wealth. Renting isn’t right for everyone, though. Here is how to think it through.

1. Should I sell my property or rent it out?

Start with three questions:

  • Does the rent cover the costs? Add up your mortgage payment, taxes, insurance, HOA dues, a maintenance reserve (many owners set aside 1% of the home’s value per year) and management fees. Compare that with realistic market rent. A free rental price analysis from a local manager will give you a solid number.
  • Do you need the equity now? If you need your down payment for the next home, selling may be the simpler path.
  • What is your long-term plan? Northern Virginia has a strong rental market, supported by federal, defense and technology employers. Owners who can hold for several years often benefit from both rent and appreciation.

If the rent covers your costs, or comes close, and you don’t need the cash right away, renting is usually worth a serious look. Your low mortgage rate is also an asset. Selling gives it up, and buying again later may cost more.

2. The pros and cons of becoming a landlord

Advantages

  • Monthly rental income that can pay down your mortgage for you
  • Possible long-term appreciation in a high-demand region
  • Tax benefits such as depreciation and deductible operating expenses
  • Flexibility: you can sell later or move back in

Disadvantages

  • Vacancies and late payments affect your cash flow
  • Repairs and emergencies happen on the tenant’s schedule, not yours
  • Virginia’s landlord-tenant laws are detailed and change often. For example, the notice period for unpaid rent moved from 5 days to 14 days on July 1, 2026.
  • Your money stays tied up in the property

3. Do you have what it takes to be a landlord?

Ask yourself honestly:

  • Can I answer calls about a leak or a broken furnace at night or on a weekend?
  • Do I have a reserve fund for a $5,000 surprise, such as a new HVAC system?
  • Am I comfortable screening applicants fairly and turning people down?
  • Will I keep up with fair housing rules and the Virginia Residential Landlord and Tenant Act?
  • Do I live close enough to inspect the home and meet contractors?

If several answers are “no,” you can still own a rental. A professional property manager handles these tasks for you, so you keep the investment without the day-to-day work.

4. Tax considerations when you sell a rental property

Taxes can change the math, so plan before you list. Common issues include:

  • The home-sale exclusion. If you lived in the home as your main residence for at least 2 of the 5 years before the sale, you may be able to exclude up to $250,000 of gain ($500,000 for married couples filing jointly). Rent it out too long and you can lose this benefit.
  • Depreciation recapture. Depreciation you claimed, or could have claimed, while renting is generally taxed when you sell, even if the exclusion applies to the rest of the gain.
  • Capital gains. Gain that isn’t excluded is generally taxed at capital gains rates.
  • 1031 exchange. Investors may defer tax by reinvesting the proceeds into another investment property, following strict timelines.

This is general information, not tax or legal advice. Talk with a CPA or tax attorney about your situation before you decide.
